Casa certificada – Do you have the „energy certificate“ for your house?
Since 1 January 2009 the energy certificate for real estates is in Portugal live. Transactions that affect a property, like home sales or house rentals require the energy certificate. But what is exactly the energy certificate and who needs the energy certificate?
Many property owners who currently have a sale or a rental planning, will certainly not be thrilled that there is another document necesary, without a property can not be sold or rented.
What is the energy certificate – certificado energético?
Now we have with the energy certificate a document that delivers clear information about the quality of a property in relation to health, energy and a good general condition.
Whats the category of your property?
The energy certificate subdivides propertys into three categories: Type A, Type B and Type C.
Type A are small residential with heating up to 25 kw.
The Portuguese Certificado energético causes some confusion, since the residential buildings of Type A are called „Habitação climatização sem (HSC)“ as without heating system.
This will, however, means smaller heating systems with a power consumption less than 25 kW.
Type B are commercial buildings, which have a larger heating system and / or from a space of 500 square meters and more.
Type C are residential with heating systems over 25 kW.
Why are the real estates divided into energy class types?
For a better assessment, the propertys are set up in different types of energy efficiency.
Financially the subdivision is also noticeable. For the issue of the Type A Certificado energético is currently a fee of 45 euros plus IVA (VAT) levied, in addition to the cost of the civil service.
For the classification of the property covered by Type B or C will be charged a fee of 250 euros plus IVA (VAT). The classification can only be made by civil engineers with specific skills.
Whats the meaning of the ratings, A – G?
The energy certificate, the Certificado energético, shows us the classification of a property in relation to their energy consumption and associated environmental impact.
As we already know from electrical appliances, the property is in accordance with the so-called energy efficiency classes from A – G classified.
It is the overall energy efficiency of a property. The classification of A with the green bar is the best classification.
The red bar with the G classification is the worst rating.
What is in the classification of the categories of the energy efficiency?
The classification shows the overall energetic quality of the building. It is about the size of the house. Also the height of the rooms plays a role. It’s called the energy reference area.
The rating depends for example, how the hot water is produced. If renewable energies such as solar energy is used or conventional heating is used.
Equally important is the isolation, so that the energy produced is retained and not lost through poor insulation.
It also counts the insulation of the roof and walls as well as the insulation of the floor, doors and windows to the basement door of the cellar, such as, for example.
An older house must not have a worse classification than a newer building.
For example, older houses often are built with denser walls than new buildings. If the property is well insulated and with a modern, energy-saving heating equipped, older homes can be better valued as a thin-walled building.
Who needs the energy certificate?
The energy becomes important when one’s property rent, lease, or sell.
Leases have been signd bevor 31.12.2008 are not affected.
The energy certificate will affect rental and lease contracts after 01.01.2009. This also affects short-term rentals.
Who rents out, without the energy certificate is risking a fine.
Who provides the energy certificate?
In Portugal, the energy certificate is issued by civil engineers who are prepared in special courses for the certification. Also architects with the needed training can provide the certification.
Does the energy certificate also affects the property tax?
If a property in the energy efficiency of Class A, this also brings tax savings for the owners.
Whats the advantage for homeowners?
The homeowners will receive an overview of the energy efficiency of its property. This is helpful in upgrading measures.
Whats the advantage for the house buyers?
Interested parties have with the Certificado energético, the energy certificate, now the possibility of an insight into the energetic quality of a property.
So the house buyers can get a better picture of the maintenance costs and any renovation costs.
The energy certificate also shows the quality of the residential building.
